Landlords: replace old cavity wall insulation!

If you have properties with cavity wall insulation (CWI) installed before CIGA guarantees came into effect in the early 90’s we can extract the old and replace with the latest bead materials – and provide you with a CIGA guarantee – free of charge.

Applies to social and private landlords.

Why would you want to do this?

Let’s be honest, some properties should probably not have had cavity wall insulation installed in the first place. This might be because they are very exposed, facing strong westerly winds and driving horizontal rain. Or they might be right on the coast. Plus some of the materials that were used in the 70’s and 80’s just weren’t up to the job.

Tenants may have contacted you over the years reporting problems with damp and condensation – and perhaps even mould growth. You may even have tried to fix the problem only to find that expensive remedial measures have not worked. Perhaps you have even considered removing the insulation, which may itself be damp or waterlogged. But at a cost of around £2,000 per home you probably couldn’t afford it.

What should you do?

  2. Provide me with an address list of the properties you own or manage; these will be checked against CIGA records to see which do not have guarantees.
  3. If you wish we can survey all the properties; RDSAP/EPC data will tell us what work is required.
  4. You decide if you want to go ahead with the work, perhaps planned over a period of time if you have a large stock.

Which properties should be treated?

All of them! All without CIGA guarantees that is. Even if you have had no reports of damp or mould growth you might as well get the work done now, whilst it is free. If you improve every property you will not only obtain a CIGA guarantee but you will reduce the risk of damp and related problems occurring in the future. Also, there will be the added bonus of improving the U-value of the walls and reducing heat loss, because bead is more effective than older materials.

What does the work involve?

Removing CWI is a skilled job requiring properly trained personnel and specialist equipment. Two men with two machines and a roadside compressor can remove insulation from one property in one day. Refill with bead insulation takes just 2-3 hours. Beware of ‘cowboy’ operations that offer this service at low cost – we refer to them as the ‘coat hanger brigade’ – you get the picture.
